How it works

The cassette keeps your fabric protected when it's not in use

The Italia Slim mounts on your wall above a doorway, window, or opening. Two arms hinge downward from each end of the cassette — they don't project outward like a traditional folding arm awning but hang vertically, pulling the fabric into a side-screen position.

When you retract it, the fabric rolls back into the enclosed cassette housing. It's completely protected from UV, rain, and dirt while stored, which makes a real difference to how long the fabric holds its colour and shape.

  • Fabric stays clean when retracted

The enclosed cassette means the rolled fabric is never exposed to the elements between uses — no mildew buildup, no UV bleaching, no debris collecting in the folds.

  • Side privacy as well as sun control

Because the arms drop vertically rather than projecting forward, the fabric creates a side screen — reducing sightlines from neighbouring gardens or overlooking properties as well as blocking direct sun.

  • Slim profile when closed

The cassette sits close to the wall. There's no bulky projection or visible roller bar when the awning is retracted — just a neat aluminium box that you barely notice on the fascia.

Why choose it

What sets the Italia Slim apart

Six things that make this awning different from a standard retractable design — so you can weigh it up against the alternatives before your survey.

  • Fully enclosed cassette

The fabric rolls into a sealed box rather than sitting on an exposed bar. This protects the material from UV degradation and rain when not in use, extending the life of your fabric noticeably compared to open-roller designs.

  • Vertical drop arm action

The arms hang down rather than projecting outward, so you get side-screen shade and privacy rather than overhead canopy coverage. Useful for spaces where a forward-projecting awning would clash with a fence, parasol, or adjoining structure.

  • Made-to-measure from 1,200mm to 4,000mm

Every Italia Slim is built to your exact opening width rather than cut down from a standard size. The drop is also bespoke — from 1,900mm up to 6,000mm, to suit single windows and full-height glazed openings alike.

  • Fast, responsive operation

Whether you choose the manual winder or motorised drive, the mechanism opens and closes quickly without stiffness. In changeable northern weather where you need to react to a shower, a smooth, fast mechanism matters.

  • Solution-dyed acrylic fabric

Colour is locked through the entire fibre rather than printed on the surface, so fading is considerably slower than with polyester or screen-printed alternatives. The weave also resists mildew and is straightforward to clean with a soft brush and mild soapy water.

  • Residential and commercial spec

The Italia Slim is used in domestic gardens and by cafés, restaurants, and hotel terraces. Its slim cassette profile suits commercial shopfronts where a projecting folding arm would obstruct the pavement or a neighbouring unit's frontage.

Operation

Choose how you control it

The Italia Slim is available with manual or motorised operation. Both work well — the right choice depends on the width you need and how accessible the awning will be day to day.

  • Manual Winder

A side-mounted crank handle extends and retracts the awning with a smooth turning action. No power supply needed and nothing to go wrong electrically. A practical choice for smaller widths where the fabric is light enough to operate comfortably by hand.

    Standard option
  • Motorised Remote

A discreet 230V motor sits inside the cassette, controlled by a compact handheld remote — one button extends, one retracts. Recommended for spans over 2,500mm or any installation where reaching a wall crank would be awkward. Typically a half-day add-on at the installation visit.

    Optional upgrade
  • Smart Home & Automation

Compatible motors can link to Somfy TaHoma or similar systems, allowing control via Google Assistant, Amazon Alexa, or a smartphone app. Optional wind sensors can trigger automatic retraction when wind speed crosses a set threshold — worth considering for any installation left unattended for periods.

Fabric & colour

Fabric options for the Italia Slim

All fabrics are solution-dyed acrylic — colour runs through the full fibre rather than sitting on the surface, so fading is slow and the weave resists mildew. We bring physical samples to your survey.

  • Popular

    Plain Block Colour

Solid tones in a tight plain weave — the most popular choice for both residential gardens and commercial premises. Clean, contemporary, and available in a wide palette from neutral greys and creams through to deeper tones.

  • Classic

    Woven Stripe

Two-colour or multi-colour stripes woven into the fabric rather than printed on top. The pattern runs the full drop and stays sharp over time. A traditional look that works well on café fronts, period properties, and seaside settings.

  • UV Rated

    High-Performance Acrylic

A denser weave with a higher UV protection factor, suited to south-facing installations where the sun load is significant for extended periods. Available in a focused range of neutral and warm tones chosen specifically for their fade resistance.

  • Bespoke

    Warm Earth Tones

Terracotta, ochre, sandy gold, and warm buff colourways that sit naturally against brick, sandstone, and rendered walls common in the North East and North West. A popular choice for properties where cooler grey tones would feel out of step with the building.

Best applications

Where the Italia Slim performs well

Drop arm awnings suit specific situations better than folding arm or canopy designs. Here's where the Italia Slim genuinely earns its place.

  1. 01

    Narrow patios and side returns

Where there's limited clearance between the wall and a boundary, a drop arm awning stays within the wall plane rather than projecting over an obstacle. The Italia Slim works in spaces where a folding arm model simply wouldn't fit.

  2. 02

    Ground-floor windows and bi-fold doors

Fitted above large glazing, the fabric drops to shade low-angle afternoon sun from entering the room — reducing heat gain and glare without blocking the view or stopping the doors opening outward.

  3. 03

    Café and restaurant seating fronts

The slim cassette sits neatly on a commercial fascia without overpowering it. When retracted, there's minimal visual bulk — important where appearance matters to passing customers and neighbouring businesses.

  4. 04

    Gardens overlooked by neighbours

Because the arms hang vertically, the fabric creates a side screen that reduces sightlines from an adjacent garden or a first-floor window overlooking your seating area — something an overhead canopy alone can't do.

  5. 05

    South- and west-facing walls

These aspects receive the longest periods of direct sun in the UK. The Italia Slim blocks low and mid-angle sun effectively on a south or west facing installation, and the fabric choice can be matched to the UV level the site receives.

  6. 06

    Period properties and conservation areas

The slim cassette has a lower visual impact than a bulky box awning. Where planning permission or listed building consent is required, the Italia Slim's minimal wall projection when closed is often easier to justify to planning officers than a larger unit.

Customer reviews

What our customers say

★★★★★

"We had the Italia Slim fitted above our bi-fold doors — the afternoon sun was making the living room unbearable in summer. The cassette is barely noticeable when it's retracted, which was the main thing for us. The Homefair team measured up and fitted it in one visit. No fuss, no mess."

Rachel T.
Newcastle upon Tyne — Bi-fold door, 2,400mm width
★★★★★

"We run a small café and needed something that didn't swamp the frontage when closed. The slim cassette sits tidily on the fascia and opens quickly. Motorised operation means staff can deploy it without a step ladder. The woven stripe fabric has held its colour through two full summers now."

James F.
Manchester — Commercial café installation, 3,200mm width
★★★★★

"Our garden is quite narrow and a standard folding arm awning would have clashed with the fence. Homefair recommended the drop arm design after looking at the space — we wouldn't have known it existed. Fitted in a morning, works perfectly, and our neighbours can't see straight in anymore either."

Susan M.
Harrogate — Narrow terrace, manual winder, 1,800mm width

FAQ

Common questions

Practical answers to the questions we hear most at survey. If yours isn't here, just ask when we visit.

What's the difference between a drop arm awning and a folding arm awning?
A folding arm awning projects horizontally outward from the wall to create overhead shade, like a canopy. A drop arm awning has arms that hang vertically downward from the cassette, so the fabric forms a side screen rather than covering the area above you. The Italia Slim is a drop arm design — better for window shading, privacy screening, and tight spaces where a projecting awning would hit an obstacle.
Can the Italia Slim be left out in rain?
The acrylic fabric repels light rain, but it's not a waterproof membrane and will eventually saturate in a heavy downpour. More importantly, operating any retractable awning in strong wind risks damage to the arms and cassette. We always recommend retracting when you're not around to monitor conditions — which is one reason motorised operation with a wind sensor is worth considering.
How long will the fabric last before it needs replacing?
Solution-dyed acrylic typically lasts between eight and fifteen years depending on use, exposure, and how often it's retracted when not in use. Keeping the fabric inside the cassette rather than leaving it extended protects it from UV and moisture. The aluminium frame will outlast multiple fabric replacements — fabric can be replaced independently without replacing the whole awning.
What exact sizes are available?
Width runs from 1,200mm to 4,000mm; drop from 1,900mm to 6,000mm. Both dimensions are bespoke to your exact opening — we measure at the survey and the awning is manufactured to those figures. If you have a wider opening than 4,000mm, ask about linking two units side by side, which is possible with the right wall fixings.
What wall types can it be fixed to?
Brick, rendered blockwork, stone, and timber fascia boards are all suitable provided they're structurally sound and the fixings can carry the weight. Our surveyor assesses the wall type during your home visit and specifies the correct fixings. If there's any doubt about the structural capacity, we'll flag it honestly before proceeding.
Is a wind sensor worth having?
For motorised installations, yes — particularly for commercial use or any installation left unattended. The sensor monitors wind speed and triggers automatic retraction above a set threshold, protecting the mechanism from damage when you're not there to respond. It's not standard but is a straightforward add-on priced at your survey.
Do you install across the North East and North West?
Yes — Homefair's own team covers the North East and North West of England, including Newcastle, Sunderland, Durham, Middlesbrough, Darlington, Manchester, Liverpool, Bolton, Chester, and surrounding areas. We don't use subcontractors: the team that surveys your property carries out the installation.
What happens at the free home survey?
One of our team comes to your property, takes accurate measurements of the opening, checks the wall or mounting surface, and shows you physical fabric and frame colour samples. You get a fixed written quote on the day. There's no obligation to go ahead and no charge for the visit — it usually takes around 30 to 45 minutes.
